Developer asks to subdivide Orange Estates property into 2 lots

DOWNEY – The Planning Commission on Wednesday will consider a developer’s request to demolish a 19,000-sq.-ft. home in Downey's Orange Estates neighborhood and build two homes on the lot. 

Located at 7741 3rd St., the 2-bedroom, 2-bathroom property was built in 1940 and features a 2,246-sq.ft. single-family home and garage. 

According to property records, the property was sold April 29, 2016, to 3-E Enterprises Inc. for $654,000.

The company is proposing to subdivide the property into two lots, demolishing the house and replacing it with two single-family homes on separate lots measuring 8,972 square feet each.

The proposal complies with Downey’s housing development standards, which require lot areas of at least 5,000 square feet. 

Wednesday’s Planning Commission meeting begins at 6:30 p.m.
